Module access: available to clients with a Mapaprop Plus, Mapaprop Pro+ or Mapaprop Business subscription.

The Real Estate Developments module lets you create entities of the development or real estate project type. These entities work as "parent properties" for other listings, which can be added as "child properties" (units).

In Mapaprop, this system is called a Real Estate Development. When the system recognizes this property type, it enables the module's specific features: the Building block, the linked units panel, marketing statistics, and publication in special portal categories.


General concept

This module is designed for complete real estate projects: apartment buildings, residential complexes, condominiums, subdivisions, commercial complexes, lofts, pre-construction cabins, etc. It centralizes all the project's information and lets you manage its commercial lifecycle from a single screen.

Key features

  • Centralized loading of the project: address, main render, floor plan, brochure, marketing description.
  • Unit linking: each apartment, lot or unit of the project is loaded as a property and linked to the development.
  • Automatic statistics: the system recalculates the indicators every time a unit is added or removed.
  • Progress reporting: status per unit (sold, reserved, rented, suspended).
  • Sales and reservations reporting: real-time marketing rate.
  • Automatic publication on the client's own website, MemudoYa.com and external portals.
  • Unified inbox: all inquiries received for units of the development are gathered in the parent's record.

Loading: adding a Development

To create a new project:

  1. Click the + button on the left side panel, Development option.
  2. The creation form automatically reconfigures itself for development mode.
  3. The creation record shows:
    • Operation locked to Sale.
    • Type locked to Real Estate Development.
    • Labels with "from" or "totals of the development" suffixes.
    • Additional Building block (Total floors / Units per floor / Floors per unit).
    • Different placeholder text in the title and description.
    • "Test mode. Only available for Mapaprop Plus" notice.
  4. Fill in the required fields marked with an asterisk.
  5. Click Save and Continue.
  6. The flow redirects to:
    • Map screen to confirm the geographic location.
    • Main image screen to upload the render.
    • Full record of the development, where you can link the first units.

Minimum required fields

  • Code (unique internal ID).
  • Branch or agent.
  • Title (minimum 20 characters).
  • Operation (forced to Sale).
  • Type (forced to Real Estate Development).
  • Street and number.
  • Postal code.
  • Country / Province / District.
  • Description (minimum 20 characters).
  • Total covered m² of the development.
  • Total m² of the development.
  • Age (0 if pre-construction or brand new).
  • Rooms from, Bedrooms from, Bathrooms from.
  • Currency and price "from" (the lowest in the project).

Notable optional fields

  • Building block: total floors, units per floor, floors per unit.
  • Garage: garage type and total quantity in the project.
  • External website URL (if you have a project landing page on another platform).

Editing

To modify an existing development:

  1. From the Properties listing, click the building icon or open the record and use the Edit button.
  2. The form automatically reconfigures itself for development mode.
  3. Specific restrictions in the edit form:
    • Operation: disabled and fixed to Sale. Cannot be changed.
    • Property type: disabled and fixed to Real Estate Development. Cannot be changed.
    • Building block available to adjust floors, units and floors per unit.
    • "From" labels on measurements and quantities.

If you need to change a development's type to something else (or vice versa): the only way is to delete the development (the units are automatically unlinked) and create a new property with the correct type. This restriction protects the integrity of linked units.

What is NOT edited in the form

To manage other aspects of the development, go back to the record and use the specialized panels:

Unit management

Units are regular properties linked to the parent development. Units are loaded first as standard properties and then linked to the development.

Important restrictions

  • A property can only belong to ONE development at a time. If you try to link a property that already belongs to another development, you'll get the notice "This property already belongs to another development. Remove it from the other one first."
  • The development itself cannot be linked to itself.
  • Units can be published or not — being published is not a requirement for linking.

Adding a unit to the development

  1. On the development's record, click the green "Add properties" button.
  2. The units listing expands automatically.
  3. The page scrolls smoothly to the units panel.
  4. A search tool opens with your account's properties.
  5. Search by code, address, area or price.
  6. Click a property to link it.
  7. The unit appears in the listing and the indicators recalculate automatically.

Unlinking a unit

  1. On the unit's card, click "Remove from development".
  2. Confirm in the notice.
  3. The property is NOT deleted from the system, it's only unlinked. It becomes available again as a standalone property or to link to another development.
  4. The development's listing refreshes and the indicators recalculate.

Deleting the development

Click the red trash button on the toolbar. Confirmation is requested. Linked units are NOT deleted: they're automatically unlinked and become standalone properties again. Active publications of the development on portals and the website are removed.


Data view: development statistics

The Development Statistics panel is calculated automatically every time a unit is linked or unlinked. It's expandable on the development's record.

Units summary

Six indicators always visible, even if zero:

  • Total — number of linked units.
  • Available — without a closed operation.
  • Sold.
  • Reserved — with an active deposit.
  • Rented.
  • Suspended.

Marketing indicators

Two strategic indicators:

  • Marketing rate: percentage of sold plus reserved units over the total. Key indicator of the project's success.
  • Availability: percentage of available units over the total. Free stock.

Covered m²

Distribution of square footage across four cards:

  • Total / Available / Sold / Reserved.

Price range

Four cards with the distribution:

  • Maximum / Minimum / Average / Average per m².

Distributions

Pills with counters for:

  • By rooms (1 to 7 or more).
  • By bedrooms (1 to 7 or more).
  • By covered m² (histogram).
  • By total m² (histogram).

Statistics use each unit's data at the time of linking. If you modify a unit's data (price, m², rooms), the development's indicators update when you reload the record.


Communication and publication

Published developments are automatically communicated to multiple channels without additional action. The system boosts distribution: units are published both within the development (grouped) and on their own (individually).

Client's own website

Mapaprop's website system includes native support for developments.

  • Dedicated section: every client with a website has a "Real Estate Developments" section accessible from the main menu.
  • Site auto-detection: published developments automatically appear on the client's site with no manual configuration.
  • Home page: if the client uses the "Basic Express Website" template, published developments automatically appear on the home page.
  • Individual development record: each project has its own navigable URL. Visitors can see renders, floor plan, location and available units.
  • Image categorization: if the client uploaded tagged images (renders, floor plans, construction photos), the site displays them in separate tabs.
  • Units listing: on the public record, units appear as cards filterable by status, rooms, m² and price.
  • Contextual contact form: inquiries coming from a unit automatically mention the unit inquired about in the message body.

MemudoYa.com

Memudoya.com is the first distribution portal to natively support the development model. Publication is free for all clients with an enabled subscription.

  • Any project you add to Mapaprop is reflected in Memudoya's result listings.
  • It appears directly in the portal's "Developments" section.
  • Visitors can see general project information, available units grouped by rooms, and each unit's data.
  • Inquiries sent from Memudoya are associated with the development and mention the specific unit inquired about.

External portals

Developments are published in specific categories of each portal when the client activates the integration. Each portal has its own dedicated handling:

  • Zonaprop: "Developments" category. Supports construction progress and categorized renders / floor plans.
  • MercadoLibre: "Real Estate - Developments" category. Allows batch publication of the development and its units.
  • Other portals in the pipeline: Argenprop, InfoCasas, Properati and Inmoclick. Some already support developments as a distinct category.

When a client buys a unit through an external portal and the operation's closing is notified, the system automatically updates the unit's status in Mapaprop and it's reflected in the development's indicators.


Unified inbox

All messages and leads sent from a development or any of its units are gathered in the parent development's record, they don't appear in isolation.

  • In the Inbox, messages are associated with the development.
  • On the development's record, there's a "Messages" button that opens the project's full lead listing.
  • Each lead carries metadata about the unit inquired about (if the inquiry came from a specific unit).

This gives you a 360 view of the project without getting lost in messages scattered across units.


Status and publication

A development can be in one of these statuses:

Sold (total)The whole project was sold to a single buyer (uncommon case).
Reserved (total)Reserved to a single buyer.

The status is managed from the "Close Operation" modal in the record's toolbar. It is not managed from the edit form.

Each unit's individual status (sold, reserved, rented, suspended) is independent of the parent development's status. A sold unit does not affect the development's status, only the indicators.
