New Real Estate Development

Overview

The New Development page lets you create the record for a real estate project (building, condominium, parking complex, land subdivision). Once created, you will be able to link the individual properties (units) that make it up.

Unlike creating a regular property, in development mode:

Operation is fixed to Sale (cannot be edited).
Property type is fixed to Real Estate Development (cannot be edited).
An additional block appears with Building data (floors, units per floor, levels per unit).
Measurements and rooms are interpreted as the development's minimums ("Rooms from", "Total covered m² of the development").
The main price represents the lowest price in the project ("Prices From").

General Information

Required fields

Postal code	Minimum 4 characters
Country / State / District	Required zones
Description	Minimum 20 characters. Marketing copy for the project

Optional fields

Between streets — location reference
Locality / City / Neighbourhood — zone 4 where the country uses it
External website URL — if you have a landing page for the project outside Mapaprop

Building block (developments only)

Field	Description
Building: Total floors	Total number of floors in the building (e.g. 14)
Building: Units per floor	Units on each floor (e.g. 4)
Levels / Floors per unit	For duplexes or triplexes, how many floors each unit spans (e.g. 1 = single level, 2 = duplex)

These fields are optional but recommended, so the development record shows the structure of the project.

Development data

Below the Building block you will find the Development data section, with the fields specific to a project. They are all optional: leave blank whatever does not apply to yours.

For publishing to portals

Field	Description
Marketing tagline	A short selling phrase for the project, up to 200 characters (e.g. "Immediate handover, financing in local currency"). It is the text that heads the development record
Handover date	When the project is delivered. Pick it from the calendar
Development logo	Brand image for the project. It is uploaded after the development is created — see below

If you enter a handover date that has already passed, the system saves it anyway and shows a notice below the field. A project that has already been delivered still exists and has to remain editable.

Development composition

Field	Description
Total homes	Total number of units in the project (e.g. 96)
Total lifts	Lifts in the building
Total offices	If the project includes offices
Total retail units	Commercial units in the project
Total towers	Towers in the complex

Horizontal developments

For gated communities and land subdivisions. Leave them blank if your development is a building.

Total lots	Lots in the subdivision

These numbers are the ones you declare for the complete project, and they do not change when you link units. The actual counts of the units you have loaded are calculated separately and shown in the statistics on the development record.

The development logo

The logo is uploaded after the development is created, just like photos and the floor plan: while you are still creating it, there is no record yet to store it in. On this screen you will see a notice reminding you of that.

Once created, go to Edit and you will find the logo box with the Upload logo button.

Measurements and features (development minimums)

Age	Years since construction (0 if off-plan or brand new)
Rooms from	Minimum number of rooms offered across the units
Bedrooms from	Minimum number of bedrooms
Full bathrooms from	Minimum number of full bathrooms

Parking

Field	Description
Parking type	Parking space, covered garage, uncovered garage, etc.
Total parking spaces	Total parking spaces in the project

Prices

In development mode, the price is interpreted as "Prices From":

Prices From	The lowest price in the project (e.g. the most affordable unit)

Note: The maximum and average prices are calculated automatically when you link the development's units from the record (after saving).

How to save and continue

Complete the required fields marked with (*).
Click Save and Continue.
The page redirects to a map so you can confirm the geographic location of the development.
You can then add the main image (project render).
Finally you reach the full development record, where you can:
- Link existing units with the "Add properties" button.
- See sales statistics (sold, reserved, available).
- Upload the project logo from Edit.
- Publish it on Mapaprop, on your website, on MemudoYa.com and across your networks.

Publishing to external portals is not available for developments yet. In the Publication panel of a project you will not find the Zonaprop, MercadoLibre, Argenprop or Cabaprop cards, even if those accounts are connected. For your regular properties they keep working normally.

Tip: Before creating the development, make sure you have at least one branch loaded and that you know the code you want to use (it cannot be repeated across properties in the same account).
