1. What Real Estate Networks are and why they exist

A Real Estate Network (or MLS, for its acronym in English) is a space where several professionals in the field share their properties with each other. The goal is simple: do more business together.

Specifically, a network lets you:

• Share your properties with colleagues so they can offer them to their clients.
• Receive properties from colleagues and offer them to yours.
• Co-broker: if a colleague closes a deal with one of your properties, the commission is split. Everyone wins.
• In advanced networks (MLS), the network's properties appear on the websites of all members, not just yours.

💡 Example: You're a real estate agent in Lomas de Zamora. You join the "Centro de Martilleros Matanza" network. Now all members of that network see your properties, and you can offer your clients properties from colleagues in the area. The market multiplies at no extra cost.

Mapaprop has 5 types of networks, explained in the next section.

2. The 5 Network Types

2.1 Quick comparison

💡 Tip: The Mapaprop Network is special: it can't be connected to or left. It's automatic for everyone. The other four are real networks that any Business subscriber can create.

2.2 Mapaprop Network (the system one)

This is Mapaprop's central network. It works on its own, without you doing anything.

• Every property you publish automatically appears in the Mapaprop Network catalog.
• If you're a FREE user, your properties are visible to colleagues with an active plan — they can contact you. You can't search for or message them.
• With a Plus plan or higher, you can search colleagues' properties and send them messages.

✨ Benefit for FREE users: Even if you don't pay to search, your properties keep appearing. If a colleague with a Plus plan finds something of yours that interests their client, they can message you. It's visibility at no extra cost.

2.3 Open Publication Network

The simplest network. It publishes properties to a common portal that all members see.

• Open access: any professional with a Plus plan can join without asking for permission.
• Doesn't appear on websites: properties go only to the network's portal, not to each member's website.
• Search and messaging between members included.

💡 Example: The "Propiedades Zona Norte" network is Open. You connect and immediately start seeing (and sharing) properties from colleagues in the north of Greater Buenos Aires, without anyone needing to approve you.

2.4 Partner Publication Network

Same functionality as the Open Network, but the administrator decides who joins.

• Controlled access: you send a request, the admin approves or rejects it.
• While the request is pending, you see the "Pending" button in the Marketplace.
• Useful for networks that want to verify the applicant's area, credentials, or reputation.

💡 Example: The "Martilleros Verificados La Plata" network is a Partner network. Only licensed agents with an area in La Plata join. The admin reviews each request before approving it.

2.5 Cowork Network (open MLS)

A full MLS network. Besides the common portal, properties appear on each member's website.

• Open access for Business subscribers.
• Includes messaging between members and co-brokering.
• If a buyer visits a colleague's website and finds one of your properties, both of you receive the lead.

✨ Benefit: Your properties are shown on many websites at once, not just yours. Real multiplication of visibility.

2.6 Business Network (closed MLS)

The most complete and exclusive network. You only join by administrator invitation — it doesn't appear in the Marketplace.

• Designed for groups, franchises, or brands with multiple offices.
• Full MLS: portal, member websites, messaging, co-brokering.
• The administrator has advanced management tools.

💡 Example: A real estate franchise with 8 branches sets up a Business Network. All branches see each other's properties, leads reach everyone, and closed deals are recorded with shared commission.

3. Publication Model

3.1 The 3 publication modes

When a network is created, the owner chooses how they want members to publish properties. There are 3 options:

💡 Manual example: You join the "Socios Belgrano" network. You have 40 properties but only want to share the 12 in the Belgrano neighborhood. You activate those 12 from each property's panel. The other 28 don't appear on the network.

💡 Automatic by default example: You connect to the "Portal Colaborativo Rosario" network. Immediately, your 40 published properties become available on the network. If you publish 5 more later, they also join on their own. But if you want, you can switch this to Manual.

⚠️ Careful with Automatic by default: If you don't want your entire catalog to be shared automatically upon connecting, switch your setting to Manual right after connecting (before the system syncs).

💡 Mandatory example: Your franchise has a Mandatory Business Network. When you join, all your published properties enter the network. There's no toggle to choose. It's the franchise's policy.

The publication mode is defined by the network owner when creating it. It's not a fixed feature of the network type — an Open Network can be Mandatory, and a Business Network can be Manual. They're separate decisions.

3.2 Your personal setting (when the network allows it)

If the network isn't Mandatory, you can change the behavior for your account without affecting other members.

• If the network is Manual and you want to publish everything automatically → turn on "Automatic publication" in that network's settings.
• If the network is Automatic by default and you want to control it property by property → turn off automatic publication.
• If the network is Mandatory → the switch appears with a lock. You can't change it. It's a condition of the network, not an error.

This setting is saved only for you on that network. The rest of the members aren't affected.

3.3 Effective Mode: what ends up happening

Your personal setting combined with the network's mode determines what the system actually does:

3.4 Hard Blockers: properties that never publish to any network

There are situations where a property doesn't appear on the network, regardless of the mode configured:

• The property is Sold, Rented, Reserved, or Suspended.
• The property is pending approval by the administrator (moderation).
• The property is unpublished in your account.

If a property was already published on a network and falls into one of these states, it's automatically withdrawn.

⚠️ Careful: A Sold property never appears on any network, even if the network is Mandatory and you've turned on automatic publication.

3.5 The most common cases in practice

Instead of listing every possible combination, here are the 3 cases you'll encounter most often:

Case A — Manual Network, no changes: You decide. Nothing publishes until you activate it property by property.

Case B — Automatic Network, no changes: Everything publishes on its own when you connect. New properties too. You can switch to Manual if you prefer.

Case C — Mandatory Network: Everything always goes to the network. The switch is locked. It's a condition of that network, not a system error.

4. Orthogonal Settings

4.1 Website Publication (MLS networks only)

This is a separate and independent setting from the publication mode. It only applies to Cowork and Business networks.

• The publication mode decides whether your properties enter the network's shared catalog.
• Website publication decides whether that catalog is also shown on each member's website.

They're two different questions with different answers.

💡 Example: You're in a Cowork network. Your property in Palermo is in the network's catalog (Automatic mode). But the network owner may have website publication turned off, so the property doesn't appear on other members' sites — only on the network's portal.

Availability:

When this feature is active, buyers browsing a colleague's website can find your properties. The lead reaches both of you.

4.2 Commission Sharing

Commission settings are independent of everything above. They're configured from Settings > Real Estate Network (once, for all networks).

Defines whether you agree to share commission on deals generated through networks. The details of each split are agreed upon between the professionals involved in each deal.

5. Connecting to a Network

5.1 The Marketplace

The Marketplace is where you see all the networks available to connect to. Each network appears with its logo, name, type, and an action button.

Business networks (by invitation) don't appear here — access comes through a direct invitation from the administrator.

1. Find the network in the Marketplace.
2. Click Connect.
3. Read the network's information: description, required plan, cost, and conditions.
4. Configure your options:
   • Switch "Automatically publish all my properties on this network" — its initial state depends on the network's mode (see §3.2).
   • Switch "Publish on website" — MLS networks only (see §4.1).
5. Click Activate Connection.

Once connected, you can go back and review or change those options from the Configure button.

5.5 What Happens if You Downgrade Your Plan or Cancel Your Subscription

• Mapaprop Network: you lose the ability to search and message. Your properties remain visible to colleagues with an active plan.
• Other networks: your connections are deactivated and your properties stop appearing on those networks.
• Your properties aren't deleted — they just stop being on the networks.
• If you reactivate your plan, you'll need to reconnect to each network manually. Connections don't come back on their own.

6. Creating and Managing Your Own Network

6.1 What Plan You Need

You need the Mapaprop Business or Mapaprop Business Manager plan. Both let you create any type of network: Open, Partner, Cowork, or Business.

💡 There's no type restriction by plan. The difference between Business and Business Manager is in the management tools, not in what type of network you can create.

6.2 Business vs. Business Manager

Mapaprop Business — for real estate agencies that want to build a network and collaborate with colleagues:

• Create any type of network.
• Configure name, logo, description, publication mode, and conditions.
• Invite, approve, and manage members.
• View properties shared on the network.
• Ask about colleagues' properties.

Mapaprop Business Manager — for franchises and groups with multiple offices. Everything in Business, plus:

• Rules catalog: define what members can see and do.
• Full visibility: view properties, contacts, and deals from all offices in the network.
• Moderation (coming soon): approve members' properties before they're published.
• Dashboard and reports (coming soon): metrics for the entire network.
• Formal co-brokering (coming soon): recording of deals and commission splits.
• White Brand (optional): the network shows your brand, not Mapaprop's.

6.3 Creation Flow

1. Activate your Business or Business Manager plan from Settings > Plans and Upgrades.
2. Go to Networks > Manage Networks > Create Network.
3. Fill out the form:

1. Configure the Publish on Website option if you chose Cowork or Business Network.
2. Click Create Network.

The system automatically assigns you the Manager role and redirects you to the admin panel to configure member conditions.

💡 Type + mode combinations that make sense:

• Open Network + Manual: colleagues individually choose what to share. No pressure.
• Open Network + Automatic by default: maximum participation from day one, but the member can switch to Manual.
• Business Network + Mandatory: the typical franchise option. All branches contribute everything.
• Business Network + Manual: if you want each branch to decide, even within the same closed network.

6.4 Member Plan Template Configuration

After creating the network, the system takes you to configure the conditions for members: what plan they need, whether there's an extra cost, trial period, etc. This is configured from the network's admin panel.

7. Publishing Properties on a Network

7.1 Manual Flow (when you choose)

If the network's effective mode is Manual, publishing is simple:

1. Go to the property listing or open a property's detail page.
2. Click the Publication button (in the actions bar).
3. A panel unfolds showing all your connected networks, with a toggle per network.
4. Turn on the toggle for the network where you want to publish.
5. The property is now published on that network.

💡 Tip: You can do this from the property list to move faster without opening each one individually.

7.2 Automatic Flow (when the system publishes for you)

If the effective mode is Automatic (either because the network is Automatic by default, because you switched your setting to Automatic, or because the network is Mandatory), the system handles everything on its own:

• When you connect, all your published properties enter the network.
• Every new property you publish enters automatically.
• Every property you unpublish automatically leaves the networks in automatic mode.

In the publication panel, the toggle for those networks appears disabled (it's already active automatically). If the network is Mandatory, it also shows a lock.

7.3 What Never Gets Published

No setting can override these blocks:

• Sold, Rented, Reserved, or Suspended status.
• Pending approval (moderation) or rejected by the network admin.
• Unpublished in your account.

If the property was already on the network and falls into one of these states, it's automatically withdrawn.

8. Common Use Cases

Case 1: "I want to publish only some properties on this network"

You have 50 properties but only want to share 10 on this network.

• If the network is Manual: perfect, that's the default behavior. Turn on the toggle for each property you want to share.
• If the network is Automatic by default: switch your personal setting to Manual from the Configure button in the Marketplace. Then turn it on property by property.
• If the network is Mandatory: not possible. All published properties go to the network with no exceptions. If you disagree with that condition, the option is to disconnect.

Case 2: "I want everything I upload to go to the network without thinking about it"

You want maximum participation. Every property you publish should join on its own.

• If the network is Automatic by default or Mandatory: it already works that way. You don't need to do anything.
• If the network is Manual: switch your setting to Automatic from Configure in the Marketplace. From then on, all published properties go on their own.

Case 3: "The network won't let me choose — the switch is locked with a padlock"

The toggle is gray with a padlock and you can't touch it.

The network has Mandatory mode. It's a decision by the network owner, not a system error. By connecting to that network, you agreed that all your published properties would be shared automatically. If you disagree with that condition, you can disconnect from the Configure button.

Case 4: "I connected to an Automatic network and all my properties published on their own — I didn't want that"

You joined an Automatic by default network without checking, and your entire catalog ended up shared.

Go to Networks > Marketplace > Configure on that network and switch your setting to Manual. The system stops publishing automatically. Properties that were already published need to be deactivated one by one from each property's publication panel, or you can disconnect from the network and reconnect with the right setting from the start.

⚠️ Careful: If you reconnect and choose Automatic again, the cycle repeats. Choose Manual from the moment you connect.

Case 5: "I want to build a network for my franchise"

You have several branches and want them all to share their full catalog on a private network.

1. Activate the Mapaprop Business Manager plan (needed to create Business networks with advanced tools).
2. Create a Business Network (invitation-only access, full MLS).
3. Choose Mandatory mode — all branches share everything, no exceptions.
4. Turn on Website Publication if you want each branch's properties to appear on the others' sites.
5. Invite the branches from the admin console.

9. Legacy Concepts and Migration

If you've been using Mapaprop since before April 2026, you might remember the old terminology. Back then there were two separate options called "Required Publication" and "Automatic Publication" that caused confusion.

Since April 2026, the system was simplified into the 3 modes explained in this doc (Manual, Automatic by default, Mandatory). If you land on a Notion page with the old options, that page now redirects to the new one.
