📖 This guide speaks to two people: whoever joins a network and whoever creates one. Each section says which — if one isn't for you, skip it.

1. What Real Estate Networks are and why they exist

A Real Estate Network (or MLS, from its acronym in English) is a space where several professionals in the field share their properties with each other. The goal is simple: do more business together.

Specifically, a network lets you:

• Share your properties with peers so they can offer them to their clients.
• Receive peers' properties and offer them to yours.
• Co-broker: if a peer closes a deal with one of your properties, the commission is split. Everyone wins.
• In advanced networks (MLS), the network's properties appear on the websites of every member, not just yours.

💡 Example: You're a broker in Lomas de Zamora. You join the "Centro de Martilleros Matanza" network. Now every member of that network sees your properties, and you can offer your clients properties from peers in the area. The market multiplies at no extra cost.

A network is defined by which features are turned on. The following section covers the possible configurations.

2. Network configurations

🏷️ Three models, plus the system's network. The models a client can create —and that you can connect to— are three: Model A, Model B, and Model C. Each one includes everything from the previous and adds a layer on top. The Mapaprop Network isn't a model: it's the system's network, automatic for every account, and it's neither created nor chosen.

2.1 Quick comparison

💡 Tip: The Mapaprop Network is special: it isn't connected to or left. It's automatic for everyone. The others are real networks that any Business subscriber can create.

🔑 Entry is approved by the network owner, regardless of which features are turned on. Your request stays pending until they accept it.

There are a few legacy networks that don't have an assigned owner; on those, entry is approved automatically. We're unifying this so every network always has someone to approve it.

2.2 Mapaprop Network (the system's)

It's Mapaprop's central network. It works on its own, without you doing anything.

• Every property you publish automatically appears in the Mapaprop Network's catalog.
• If you're a FREE user, your properties are visible to peers with an active plan — they can contact you. You can't search or write to them.
• With a Plus plan or higher, you can search peers' properties and send them messages.

✨ Benefit for FREE users: Even though you don't pay to search, your properties keep appearing. If a peer with a Plus plan finds something of yours that interests their client, they can write to you. It's visibility at no extra cost.

2.3 Model A — Publication Network

The simplest configuration. Every member's properties enter a common pool viewable from Mapaprop, and they appear on the network's portal.

• Search and messaging between members included.
• The network's catalog does NOT go to your website: that's what the MLS Network is for.
• Minimum plan: Plus or higher.

The network's portal is built with our APIs: Feeds API or Portal API, both always alongside Network API. Your team can develop it or we can — the detail is in section 6.3.

If you have the Business Manager plan, API access is included. With Business, write to us and we'll look at your case.

💡 Example: The "Propiedades Zona Norte" network is a publication network. You ask to join, the owner approves you, and you start seeing (and sharing) properties from peers in the northern Buenos Aires suburbs.

2.4 Model B — MLS Network

Everything above, plus: the network's full catalog appears on your own website.

• A buyer who visits your site can find a peer's property, and that inquiry is yours — you then co-broker with the property's owner.
• Includes messaging between members.
• Minimum plan for the pool and portal: Plus. To bring the catalog to your site: Business.

✨ Benefit: Your properties are shown on many websites at once, not just yours.

2.5 Model C — MLS Network with co-brokering

The most complete configuration. Adds the network's structure: you see every member's offices, branches, and agents, and can register co-brokering deals by choosing the counterparty by name.

• Meant for groups, franchises, or brands with multiple offices.
• The administrator has advanced management tools.
• 🔒 The directory is enabled by Mapaprop, not the network owner: it opens the internal structure of every member.

💡 Example: A franchise with 8 branches. All of them see each other's properties, each inquiry belongs to the branch that generated it, and deals are registered between the two, each with its own commission.

3. Publication Model

3.1 The network's mode — chosen by the OWNER

When a network is created, the owner chooses how they want their members to publish properties. There are 3 options:

Which one to choose: Manual if you want each member to decide what they share · Automatic by default if you want participation from day one without forcing anyone · Mandatory only if the network requires everyone to contribute everything, like a franchise.

⚠️ The mode is set when the network is created, and after that only Mapaprop can change it. It reaches every member — the ones already inside accepted this one — so choose carefully. If you need to change it later, you request it from the network's console.

💡 Manual example: You join the "Socios Belgrano" network. You have 40 properties but only want to share the 12 in Belgrano. You activate those 12 from each one's panel. The other 28 don't appear in the network.

💡 Automatic by default example: You connect to the "Portal Colaborativo Rosario" network. Immediately, your 40 published properties become available in the network. If you publish 5 more afterward, they also enter on their own. But if you want, you can switch it to Manual.

💡 You choose when connecting, not after: on the connection screen the "Automatic Publication" option comes turned on, because that's what this network does. If you don't want to share your whole catalog, turn it off before pressing Activate Connection and nothing gets shared.

💡 Mandatory example: Your franchise has a network with Mandatory publication. On joining, all your published properties enter the network. There's no toggle to choose. It's the franchise's policy.

The publication mode is set by the network owner. It doesn't depend on the features the network has turned on: a publication network can be Mandatory, and an MLS Network with co-brokering can be Manual. They're separate decisions.

3.2 Your personal setting — if you're a MEMBER of that network

This section speaks to you as a member of a network. If you're the owner and you also connected to your own network, both apply: you choose the mode (3.1) and you have your personal setting (3.2). Being the owner does not connect you automatically to your network — that's a separate step.

If the network isn't Mandatory, you can change the behavior for your account without affecting other members.

💡 To remove a property that's already in the network, do it one by one from that property's publication panel. Turning off automatic publication does not remove it.

If the network is Mandatory, the switch appears with a lock and you can't change it. It's a condition of the network, not an error.

This setting is saved only for you in that network. The rest of the members aren't affected.

3.3 Effective Mode: what ends up happening

Your personal setting combined with the network's mode determines what the system does in practice:

Section 3.2 says what happens to your properties. This table says which rule ends up applying.

3.4 What never publishes, no matter what you choose

There are situations where a property doesn't appear in the network, no matter what mode is configured:

• The property is in Sold, Rented, Reserved, or Suspended status.
• The property is pending approval or was rejected by the network's administrator (moderation).
• The property is unpublished on your account.

If a property was already published in a network and falls into one of these statuses, it's automatically removed.

⚠️ Watch out: A Sold property never appears in any network, even if the network is Mandatory and you've turned on automatic publication.

3.5 The most common cases in practice

Instead of covering every possible combination, here are the 3 cases you'll run into most often:

Case A — Manual network, no changes: You decide. Nothing publishes until you turn it on property by property.

Case B — Automatic network, no changes: Everything publishes on its own when you connect. New properties too. You can switch to Manual if you prefer.

Case C — Mandatory network: Everything always goes to the network. The switch is locked. It's a condition of that network, not a system error.

4. Independent settings

These three don't depend on the publication mode or the network's configuration: they're set separately and don't affect each other.

4.1 Publication on Websites (MLS networks only)

When a network has this feature turned on, the network's catalog appears on every member's website. And it works both ways:

• Your properties appear on the other members' sites.
• Theirs appear on yours.

You multiply your stock without loading a single extra property, and the inquiry that comes in through your site is yours — you co-broker with the property's owner.

⚠️ Don't confuse it with the publication mode (section 3). That one decides what you contribute to the network; this one decides where what's already inside gets shown. They're two separate switches: you can be contributing everything and still have the catalog show up on no site at all.

💡 Example: Your property in Palermo is in the network's catalog (Automatic mode), but the network's owner has website publication turned off — so it doesn't appear on the other members' sites, only on the network's portal.

Availability:

🔑 These are two conditions and you need both: the network has to offer it and you have to have Business. Without Business you lose nothing else — you keep contributing to the pool and appearing on the network's portal; what you don't get is the network's catalog inside your own site.

4.2 Sharing Commissions

You define whether you share commission with the other agencies in the network — and on what terms. It's not just a yes or a no: next to the switch you write free text that every member of the network can see, for example "I share 50/50, paid 30 days after closing".

⚠️ The terms are for reference only: they are not an automatic contractual commitment. Each deal is agreed between the parties.

Two levels, and the lower one wins:

If a property has its own setting, that one rules. If you delete it, the property goes back to using the general one.

Who can change it: the account's administrator and managers. A sales user sees it but can't modify it — it's a decision that reaches the whole agency.

4.3 Sharing with your branch identity

When a network has this feature turned on, you can share a property from another branch using your own details: the client who opens your link sees your name, your photo, and your branch's contact info, instead of those of the branch that owns the property.

It's not a copy of the property or a new listing: it's the same page, with the contact swapped.

It's meant for the model where whoever gets the contact keeps the deal, no matter who has the property loaded.

💡 Where the link goes: to the network's portal, if that network has its own. If not, it goes to Mapaprop's portal (mapaprop.com/propiedad/...). It never goes to your own website, even if you have one: the portal is the only place that knows how to show your contact details instead of the property owner's.

5. Connecting to a Network — if you're a MEMBER

⚠️ To connect to a network you need the Plus plan or higher.

With any plan — FREE included — you can browse the Marketplace and see every available network. But when you hit Connect, the system will ask you to activate your plan before going on.

The exception is the Mapaprop Network: it works on FREE and isn't connected to, it's automatic (see 2.2).

5.1 The Marketplace

The Marketplace is where you see every network available to connect to. Each network appears with its logo, name, which features it has turned on, and an action button.

A network whose owner decided not to publish it on the Marketplace doesn't appear here: those are joined by direct invitation.

5.2 Connection States

On the Marketplace, every network shows one button that tells you where you stand with it. There are three states and no more:

💡 Pending isn't up to you: the request already arrived and the network's owner has to approve it. In the meantime there's nothing to configure.

5.3 Connection Flow

1. Find the network in the Marketplace.
2. Click Connect.
3. Read the network's information: description, required plan, cost, and terms.
4. Set up your options:
   • "Automatically publish all my properties on this network" switch — its starting state depends on the network's mode (see §3.2).
   • "Publish on website" switch — MLS networks only (see §4.1).
5. Click Activate Connection.

Once connected, you can go back and review or change these options from the Configure button.

5.4 Which plan you need for each network

Which plan you need and how you get in depends on the network's configuration. The first table is the short answer; the second opens the detail plan by plan — including what you can do when your plan is enough to get in but not enough for everything.

5.5 What Happens if Your Plan Drops or the Subscription is Canceled

• Mapaprop Network: you lose the ability to search and write. Your properties remain visible to peers with an active plan.
• Other networks: your connections are deactivated and your properties stop appearing in those networks.
• Your properties aren't deleted — they just stop being in the networks.
• If you reactivate your plan, you'll have to manually reconnect to each network. Connections don't come back on their own.

6. Creating and Managing Your Own Network — if you're the OWNER

6.1 Which plans are needed — yours and your members'

You need a Mapaprop Business or Mapaprop Business Manager plan. Both let you create a network with any configuration.

💡 Both plans let you create a network. What changes is how far it goes: Business Manager adds the management tools (6.2), enables co-brokering and sharing with branch identity, and includes API access for your network's portal (6.3). Business and Business Manager is in the management tools.

What plan your members need

It's the other half of the question, and the one that defines how many will be able to join:

Not everyone needs Business. A member on Plus is a full member: they contribute to the pool, appear on the portal, and see their peers' portfolios. Business adds the catalog on their site and co-brokering.

The only plan left out is FREE, which can't connect to any network.

6.2 Business vs. Business Manager

Mapaprop Business — for agencies that want to build a network and collaborate with peers:

• Create a network with any configuration.
• Configure name, logo, description, publication mode, and terms.
• Invite, approve, and manage members.
• View the network's shared properties.
• Inquire about peers' properties.
• Property moderation: approve the properties your sales agents load before they publish.
• API for the network's portal (billed separately): your network's shared storefront, under your brand and your domain (6.3).

Mapaprop Business Manager — for franchises and groups with multiple offices. Everything in Business, plus:

• Rules catalog: define what members can see and do.
• Full visibility: see the properties, contacts, and deals of every office in the network.
• The manager console: your network's panel, composition, the period's business, and drill-down to each office and each agent.
• Co-brokering: members register a deal together on another member's property, each with their own commission.
• API for the network's portal included: your network's shared storefront, at no extra cost for the data access (6.3).
• White brand (optional, with additional cost): your visual identity inside Mapaprop — colors, typography, logo, your own URL, and emails with your brand.

6.3 Your network's portal

Your network can have its own public portal: a site with every member's catalog, under your brand and your domain.

Don't confuse it with each member's own storefront (4.1): that's the catalog inside each member's site; this is a single site, the network's.

They're two different things and they're paid for differently:

Which API it's built with. The Network API is always there: it manages your network's members and, above all, it's what scopes the portal to your network — without it the catalog isn't filtered. What changes is where the properties come from:

Who builds it is a separate decision. Your team (or your provider) can develop it, or we can. Both APIs are available either way: they don't depend on who writes the site.

🔑 With Business Manager the API is included, whichever path you take. With Business it's billed separately — write to us and we'll look at your case. The portal, if we build it, is quoted separately on both plans: it's custom development.

6.4 Creation Flow

Creating a network is a 7-step wizard. Full detail in Create Real Estate Networks (MLS).

1. Activate your Business or Business Manager plan from Settings > Plans and Upgrades.
2. Go to Networks > Manage Networks > Create Network.
3. Walk through the steps:

4. Click Create Network.

Whatever you fill in is saved in your browser: if you leave halfway through, you can pick up where you left off.

Step 6 — what doesn't turn on by itself. Mapaprop enables these features, so instead of a switch there's a request: you check what you're interested in and we get in touch at the network's email.

The system automatically assigns you the Manager role and takes you to the administration panel to set up the members' terms.

⚠️ Creating the network doesn't make you a member of it. They're two separate things: as the owner you administer it, but your own properties don't enter the pool on their own. If you want them in, you have to join your own network like any other member.

To be able to do that, the network has to be published on the Marketplace and with its Plan Template complete — before that it doesn't appear, not even for you. And since your network has an owner, your request comes in like all the others: it stays pending until you approve it from the console.

💡 Examples of combinations that make sense:

• Publication Network + Manual: peers who individually choose what to share. No pressure.
• Publication Network + Automatic: maximum participation from day one, but the member can switch to Manual.
• MLS Network with co-brokering + Mandatory: the typical franchise option. Every branch puts everything in.
• MLS Network with co-brokering + Manual: if you want each branch to decide, even though they share the structure.

6.5 Configuring the Plan Template for Members

After creating the network, the system takes you to configure the terms for members: what plan they need, whether there's an additional cost, a trial period, etc. This is configured from the network's administration panel.

7. Publishing Properties in a Network — if you're a MEMBER

7.1 Manual Flow (when you choose)

If the network's effective mode is Manual, publishing is simple:

1. Go to the property listing or open a property's detail.
2. Click the Publication button (in the action bar).
3. A panel unfolds with all your connected networks, with a toggle per network.
4. Turn on the toggle for the network where you want to publish.
5. The property is published on that network.

💡 Tip: You can do this from the properties list to go faster without opening each one.

7.2 Automatic Flow (when the system publishes for you)

If the effective mode is Automatic (either because the network is Automatic by default, because you changed your setting to Automatic, or because the network is Mandatory), the system handles everything on its own:

• On connecting, all your published properties enter the network.
• Every new property you publish enters automatically.
• Every property you unpublish automatically leaves networks in automatic mode.

In the publication panel, the toggle for those networks appears disabled (it's already active automatically). If the network is Mandatory, it also appears with a lock.

7.3 What NEVER Publishes

No configuration can override these blocks:

• Sold, Rented, Reserved, or Suspended status.
• Pending approval (moderation) or rejected by the network's admin.
• Unpublished on your account.

If the property was already in the network and falls into one of these statuses, it's removed on its own.

8. Common Use Cases

Case 1: "I only want to publish some properties on this network"

You have 50 properties but only want to share 10 on this network.

• If the network is Manual: perfect, that's the default behavior. Turn on the toggle for each property you want to share.
• If the network is Automatic by default and you haven't connected yet: turn off "Automatic Publication" on the connection screen, before hitting Activate Connection. That way none of them enter.
• If the network is Automatic by default and you're already in: switch your setting to Manual from Configure on the Marketplace. The ones that already entered stay in the network: to remove them, do it one by one from each property's publication panel.
• If the network is Mandatory: it isn't possible. Every published property goes to the network without exception — that's the network's condition.

Case 2: "I want everything I load to go to the network without thinking about it"

You want maximum participation. Every property you publish should enter on its own.

• If the network is Automatic by default or Mandatory: it already works that way. You don't have to do anything.
• If the network is Manual: switch your setting to Automatic from Configure on the Marketplace. Every property you have published at that moment enters, and the ones you publish later enter on their own.

Case 3: "The network won't let me choose — the switch is locked"

The toggle is grey with a lock and you can't touch it.

The network is in Mandatory mode. It's a decision by the network's owner, not a system error: when you connected you accepted that all your published properties are shared automatically.

What you can do: unpublishing a property in your account takes it out of the network, because an unpublished property doesn't enter any network (see 3.4). And if you don't want to stay in that network, ask the owner to remove you — the removal is done by them from their members console.

Case 4: "I connected to an Automatic network and all my properties published on their own"

On an Automatic network, the "Automatic Publication" option on the connection screen comes turned on: that's what the network does. If you left it that way and pressed Activate Connection, your whole published catalog got shared.

If that wasn't what you wanted: go to Networks > Marketplace > Configure on that network and turn off automatic publication. From then on, new ones no longer enter by themselves.

The ones already published stay in the network — turning it off does not remove them — so if you want to withdraw them, do it one by one from each property's publication panel.

💡 For next time: you don't need to reconnect or race the system. On the connection screen, turn off "Automatic Publication" before pressing Activate Connection, and nothing gets shared.

Case 5: "I want to build a network for my franchise"

You have several branches and want them all to share their full catalog on a private network.

1. Activate the Mapaprop Business Manager plan: it's the one that enables co-brokering, sharing with branch identity, and the network management tools (6.2).
2. Go to Networks > Manage Networks > Create Network and choose Mandatory mode — every branch shares everything, without exception.
3. Turn on Publish on Website so the network's catalog appears on each branch's site. Note: each branch needs its own Business plan to bring it to their site (4.1).
4. Write to us to enable co-brokering: the office and agent directory is turned on by Mapaprop, not by the network's owner. Contact the team at feedback@mapaprop.com and tell us your network's name.
5. Invite the branches from the administration console, and approve each request as it comes in.

Case 6: "I built the network but I don't see my properties in it"

You created the network, configured it, and when you look at the catalog nothing of yours shows up.

It's not a sync error: creating a network doesn't make you a member of it. As the owner you administer it; for your properties to enter the pool you have to join your own network like any other member, from the Marketplace.

Before you can do that, the network has to be published on the Marketplace with its Plan Template complete — until then it doesn't show up, not even for you. And your request comes in like everyone else's: it stays pending until you approve it from your console. See 6.3 and 6.5.

Case 7: "I'm in the network but the catalog doesn't show on my website"

You were accepted into an MLS Network, you see your peers' properties inside Mapaprop, but your website still shows only your own.

Bringing the network's catalog to your site needs two conditions at once:

1. That the network offers it — the network's owner turns it on, not you.
2. That you have the Business plan — that's what enables your own storefront.

If you're missing the second one, you lose nothing else: you keep contributing to the pool and appearing on the network's portal. What you don't get is the catalog inside your own site. See 4.1.

9. Legacy Concepts and Migration

If you were using Mapaprop before April 2026, you might remember old terminology. Back then there were two separate options called "Required Publication" and "Automatic Publication" that caused confusion.

Since April 2026, the system was simplified into the 3 modes this doc explains (Manual, Automatic by default, Mandatory). If you landed on a Notion page with the old options, that page now redirects to the new one.
