Real Estate Development Sheet

Overview

The Real Estate Development sheet (Building / Project) gathers all the project's information on one screen: main images, price "from", operational status, commercial description, features, and a special panel with the linked units and their marketing statistics.

It's the central view for managing a development: from here you add units, see how many were sold, how much square footage is still available, and publish on portals under the "Developments" category.

"Real Estate Development" panel

Appears between the toolbar and the standard sheet, exclusive to developments.

  • "Real Estate Development" title with a 🏢 icon.
  • Counter of linked units.
  • Green "Add properties" button that opens the search dialog.

General development information

Cards in a responsive grid with the project's data:

Unit summary (always visible when expanded)

6 cards with counters by status, always present even if zero:

  • Total — number of linked units (with a highlighted brand-green border).
  • Available — no closed operation (green).
  • Sold (red).
  • Reserved — with an active deposit (yellow).
  • Rented (blue).
  • Suspended (gray).

Marketing indicators

Two gradient KPIs that summarize the project's health:

  • Marketing rate: (sold + reserved) / total × 100. Key success indicator.
  • Availability: available / total × 100. Free stock.

Covered m²

4 cards with the square footage breakdown:

  • Total
  • Available (green)
  • Sold (red)
  • Reserved (yellow)

Price range

4 cards with the price breakdown:

  • Maximum
  • Minimum
  • Average (= sum / number of units)
  • Average per m² (= sum / available m²)

Distributions

Pills with a counter in a white/colored circle for:

  • By rooms (1 to 7+) — blue pills.
  • By bedrooms (1 to 7+) — purple pills.
  • By covered m² (histogram) — gray pills.
  • By total m² (histogram) — gray pills.

Unit listing (collapsible)

Grid with cards for each linked unit. Each card shows:

  • Main image with an overlay badge if the unit is sold / reserved / rented / suspended.
  • Address, client-property code (e.g.: 123-ABC456), last update date ("X minutes ago").
  • Tags with type, operation, status, credit-eligible, professional-eligible, furnished.
  • Price + publication status.
  • Buttons:
    • View sheet (brand outline): opens the unit's individual sheet.
    • Edit (brand outline): goes to the unit's edit form.
    • Remove from development (red outline): unlinks the unit without deleting it.

Adding units to the development

Click either of the two green buttons "Add properties" (panel header or empty state):

  1. The unit listing expands automatically.
  2. The page smooth-scrolls to the units panel.
  3. A search dialog opens with properties from the same customer.
  4. Search by code, address, area, or price.
  5. Click a property to link it.

Filters and restrictions

  • Automatically excludes units already linked to the development.
  • Excludes the development itself (it cannot link to itself).
  • A property can only belong to ONE development at a time (PK by propertyId in MySQL). If you try to link a property that's already in another development, you'll get the toast warning "This property already belongs to another development. Remove it from the other one first."

Removing a unit

Click "Remove from development" inside the unit's card. A confirm dialog appears. If you confirm:

  • The property is NOT deleted from the system.
  • It's only unlinked from the development.
  • The unit becomes available again to link to another development or remain standalone.
  • The development listing refreshes automatically, and the KPIs are recalculated.

After the Development panel, the sheet continues with the same sections as any property:

Deleting the development

Click the toolbar's red trash button. It asks for confirmation. Important:

  • The development is deleted from the system.
  • Linked units are NOT deleted: they're automatically unlinked and become standalone properties again.
  • The development's active publications on portals are removed.

Vendor (read-only mode)

If you're a salesperson (customer:vendor role) and you're viewing a development from another branch that isn't yours:

  • The sheet is shown in read-only mode.
  • The Edit / Delete / Close Operation buttons are hidden.
  • A "Read only" badge appears in the toolbar.
  • You can view the units but not add or remove them.

Tip: The marketing rate is the key health indicator of the project. Aim for > 70% before construction handover to ensure commercial success. If it's stagnant, review the price range against the area average from the Statistics panel.

The Developments / Projects sheet is similar to the Property sheet and is the information and access hub for everything related to it.

In general, you'll see the same things as a Property sheet, although some functions are removed.
