Inquiries Report (Leads)
Central screen for understanding the flow of inquiries you receive on your properties: by source, by period, by branch, and by property. It helps you decide where to invest in advertising and which properties need attention.
Overview
The report shows all inquiries (leads) received in the chosen period, segmented by where they originated (MercadoLibre, Zonaprop, MLS networks, websites, etc.). The goal is to answer three key questions:
- Where do clients come from? To invest in the portals that convert the most.
- When do they arrive? To anticipate peaks and plan team availability.
- Which properties attract the most inquiries? To identify the stars of your portfolio.
This report requires a Mapaprop Pro+ or Business subscription. If your current plan doesn't include it, you'll see the screen in a preview view with a banner suggesting you upgrade your plan.
Period selector
At the top right you'll find four buttons that adjust the time range of the entire report:
| Button | What it shows |
|---|---|
| 7d | Inquiries from the last 7 days |
| 14d | Inquiries from the last 14 days |
| 30d | Inquiries from the last 30 days (default) |
| 90d | Inquiries from the last 90 days |
When you change the period, all the components on the screen (summary, chart, distribution by source, top properties) update automatically.
Period summary
The first block shows the total number of inquiries received in the selected period and an informative breakdown:
- Total: large number, all inquiries in the period.
- Breakdown below: splits the total into colored bullets (depending on your role and mode).
If you have a branch assigned (salesperson or manager case), a Me vs Agency / My Branch / Agency selector appears above. See the next section to understand what each mode does.
Display modes (Me vs Agency / My Branch / Agency)
If you're a salesperson or manager with an assigned branch, you can choose from which perspective to view the numbers. There's a selector in each screen component and they're all synchronized — changing one changes all of them.
| Mode | What you see |
|---|---|
| Me vs Agency (default) | Comparison. The large number at the top shows the agency's total (full picture), and below it two bullets explain the split: how much you contributed vs the rest. The chart shows two lines (your branch vs the rest of the agency). The tables show your branch. |
| My Branch | Only your branch. The large number is your branch's. A single line on the chart, tables filtered to your branch's properties. |
| Agency | The whole agency. Shows the full aggregate without distinguishing branches, one line per source on the chart. |
If you don't have a branch assigned (general administrator case), the selector doesn't appear and you always see Agency mode.
Daily inquiries chart
Shows the daily evolution of inquiries in the period. Useful for detecting:
- Peaks: days with far more inquiries than average (marketing campaign, featured property).
- Drops: days or weeks with low activity (long weekend, issues on a portal).
- Trend: whether the flow of leads is growing, holding steady, or decreasing in the period.
In My Branch or Agency you'll see one line per source (MercadoLibre, Zonaprop, etc.) to identify where the peaks come from.
In Me vs Agency you'll see two lines:
- Green (My Branch): inquiries from your branch.
- Gray (Rest): inquiries from the rest of the agency.
Distribution by source
Double panel with:
Pie chart (donut)
Visually shows the proportion of inquiries by source. Each slice has an assigned color.
Table by source
Detailed list with the following columns:
- Source: name of the portal/channel the inquiry came from.
- Category: badge with the family (Portal, Website, MercadoLibre, etc).
- Inquiries: total number in the period.
- %: percentage of the total.
Clickable. If you click on a source (except "Others"), a modal opens with the detail of each individual inquiry: date, contact (name/email/phone), property inquired about, and message text.
Source categories
| Category | Where the inquiries come from |
|---|---|
| Portals | Classic portals that respect your publication (ZonaProp, old Argenprop, etc.) |
| Websites | Your own website built with Mapaprop, about your own properties |
| MercadoLibre | Listings published on MercadoLibre Inmuebles |
| Premium / Zonaprop | Listings published via premium integration with ZonaProp |
| Mapaprop Portals | Mapaprop's own portals (MemudoYa, PatagonProp, etc.) |
| MLS Network | Inquiries related to the MLS network — includes two cases: (a) an inquiry received on your website about a colleague's property, or (b) an inquiry about your property received from a colleague's website. See the "Cross-MLS cases" section — the source URL + the suffix distinguish the two cases. |
| Network Search | Inquiries about your properties sent by an MLS network colleague from the network search in their Mapaprop panel (/properties?network=true). This is different from "MLS Network": here the colleague didn't use their website, they used the network search tool inside their own Mapaprop panel. |
| AI Chat / AI Chat Contact | Conversations from your site's AI chat |
| Feeds API | API integrations and published feeds |
Cross-MLS cases: MLS Network and Network Search
When you're connected to an MLS network, your property portfolio appears on the websites of other member agencies, and their portfolio appears on yours. This generates three special types of inquiries worth distinguishing:
Type 1 — MLS Network from a colleague's website (my property inquired on a colleague's site)
Your property appeared on the website of an MLS network colleague. A visitor to that site sent an inquiry about YOUR property. The inquiry reaches you.
Example: you are Estudio Baires, you publish a condo for sale. Your colleague Ortiz Hansen has your condo listed on their site (because you share an MLS network). A client visits www.ortizhansen.com.ar, becomes interested in your condo, and sends an inquiry → you receive the lead.
In the table it appears as:
- Source:
www.ortizhansen.com.ar(colleague's domain) +ORTIZ HANSEN Bienes Raices(their name next to it, small and gray) + suffix(colleague's website) - Category:
MLS NETWORKbadge
What this means for you: you handle the selling side (the property is yours), the colleague handled the buying side (they referred the client to you). Commission is shared according to the network's rules.
Type 2 — MLS Network on my site (a colleague's property inquired about on my website)
Your website showed a property from an MLS network colleague. A visitor to your site sent an inquiry about that other property. The inquiry reaches you.
Example: you are Estudio Baires. On your site www.estudiobaires.com, properties from your colleagues are shown via the MLS network. A visitor to your site becomes interested in a condo from Taranto Propiedades and sends an inquiry → you receive the lead (because you're the contact on your own site).
In the table it appears as:
- Source:
www.estudiobaires.com(your own domain) + gray suffix(network property) - Category:
MLS NETWORK+MY WEBSITEbadges
What this means for you: you can handle the buying side (the client is already interested, you can help them close the deal). The colleague who published the property will handle the selling side. Commission is shared.
Type 3 — Network Search (a colleague inquired from their Mapaprop panel)
An MLS network colleague searched the network from their Mapaprop panel (/properties?network=true) and sent you an inquiry about YOUR property. The inquiry didn't come from the colleague's website — it came from the colleague's admin panel.
Example: colleague GoUp Realty searched properties in the MLS network from their Mapaprop panel, found your condo, and sent you an inquiry. The inquiry reaches you with the colleague's name as the sender.
In the table it appears as:
- Source:
GO UP Potencia(name of the colleague asking) + gray suffix(MLS network search) - Category:
NETWORK SEARCHbadge (purple — different from the indigo of "MLS Network")
What this means for you: you handle the selling side, the colleague handles the buying side. Commission is shared. The difference from the "MLS Network" case is that the colleague used Mapaprop's admin search tool, not their public website — this usually indicates an active colleague proactively searching, not an anonymous visitor who landed on their site.
Equivalent in visits: this same scenario has a reflection in the Visits Report. When a colleague opens your property's listing from their Mapaprop panel (without sending an inquiry), it's recorded as a visit with source Mapaprop App · {colleague's name} and category NETWORK SEARCH. The inquiry (covered here) and the visit are two different events in the same flow: the colleague first looks (visit) and sometimes writes to you (lead).
How to quickly tell them apart on screen
| Case | Visible source | Main badge | Secondary badge |
|---|---|---|---|
| My site, my property | www.misitio.com | WEBSITES (gray) | — |
| My site, colleague's property | www.misitio.com (network property) | MLS NETWORK (indigo) | MY WEBSITE |
| Colleague's site, my property | www.colega.com.ar — COLLEAGUE NAME (colleague's website) | MLS NETWORK (indigo) | — |
| Colleague's Mapaprop panel, my property | COLLEAGUE NAME (MLS network search) | NETWORK SEARCH (purple) | — |
In the detail modal, when you click the property code: if it's one of your own properties it takes you to the normal listing; if it's a network property it takes you to the Network Property view (not editable, informational only, with the owning colleague's details).
Most inquired-about properties (Top 10)
Ranking of the 10 properties that received the most inquiries in the period. Useful for:
- Identifying the "stars" of your portfolio (high demand).
- Detecting whether a property is attracting attention but not converting.
- Reassigning follow-up priorities within the team.
Each row is clickable: a modal opens with the breakdown by source for that specific property (which portals brought it inquiries).
In the detail modal of a property you can click View Property to go directly to its listing, or Print to generate an A4 report with the agent's details and the source chart.
Modal: detail by source
When you click a source in the table, a modal opens with:
- Timeline: mini-chart of the daily evolution of inquiries from that source.
- List of individual inquiries: up to the last 200 inquiries with date, property inquired about (button to go to the listing), contact, and message.
If you chose a source like "MercadoLibre" or "Websites," the list includes only inquiries from that specific source.
Modal: detail by property
When you click a property from the top 10, a modal opens with:
- Total inquiries for that property in the period.
- Daily evolution (line chart): one line per source showing when inquiries arrived, day by day.
- Donut by source: distribution of that property's inquiries by channel.
- Table by source: detail of how many inquiries each portal brought to that property.
- Buttons:
- View Property → go to the listing.
- Print → "Inquiries Report" A4 report (free).
- Print Client Report → complete A4 report to send to the owner, includes visits + inquiries + price history + agency identity (requires Pro+).
Printing the report
From a property's detail modal you can generate two printable formats:
| Format | Content | Minimum plan |
|---|---|---|
| Inquiries Report (A4 Portrait) | Donut + table by source, daily evolution, and header with agency identity. | Free |
| Full client report (A4 Portrait) | Professional report to hand over to the owner: photo + property listing, visits + inquiries in the period, price history with status, agent and office contact details, QR. | Pro+ |
The "Inquiries Report" is free for all plans. The "Full client report" requires a Mapaprop Pro+ or Business subscription.
Limitations and special cases
- Minimum plan: the full screen requires Mapaprop Pro+ or Business. If you have Plus or Free, you'll see the screen locked with a modal suggesting an upgrade.
- Sources grouped as "Others": if there are more than 20 different sources in the period, the least significant ones are grouped into an "Others" row that isn't clickable.
- Individual detail limit: the detail-by-source modal shows up to 200 inquiries. If there are more, proportional sampling is applied.
- Real-time data: inquiries are reflected within a few minutes of being received, but the total count can take up to 1 hour to consolidate.
