Overview

The Price Map system currently only collects information from Mapaprop customers. If you search in your area, you'll likely be able to see prices from your own past and current listings. As you publish on Mapaprop, you feed and improve the system. We will eventually incorporate other external data sources to refine the tool

Mapaprop collects historical value data on properties published in the system since December 2014. This data is captured during various system actions by all Mapaprop customers, related to Publishing, to changing Prices, and to making a change to the Operation Status.

The consolidated data is used to build an information and search system for statistical purposes on historical prices by area, property type, operation, Operation Status, and many other variables, which is an exclusive service of Mapaprop Plus and higher plans (Pro+ and Business).

The result of that search is the delivery of concrete, hard information, with which certain predefined calculations are made to deliver 3 concrete data points about your search:

How to read the results

Before looking at the numbers it is worth understanding what question you are asking the map: the same search can return hundreds of records or just a handful depending on how a single control is set.

The map answers two different questions

The Sold control (and its counterpart Rented, under More filters) does not add results to the ones you already see: it changes the question.

Both kinds of information are useful, but for different things: the asking price tells you how the market is positioned today, and the closing price tells you what deals actually closed at.

Why your closed operations do not match the map's records

This is the most frequent question: "I closed a certain number of operations and the map shows me considerably fewer." There are four reasons, and none of them is a fault.

1. The map counts price records, not operations. The same property may have had several price changes during the period, and each one is a record.

2. The Operation filter looks at how the property is listed, not at what type of operation closed. If you sold a property that was listed for rent, it will not appear with the filter set to Sale.

3. An operation without a property loaded leaves no trace on the map. If you recorded the operation of a property that is not in Mapaprop — a third party's property, for example — there is no price to show: the map is built from the properties in the system.

4. Operations with two sides are recorded twice, but the property is only one. In a co-brokering deal or a double-ended deal there are two operation records, one for each side, and the property behind them is the same. The map counts it once, as it should: counting it twice would inflate the figure.

If what you are after is references for appraising

Three things greatly widen what you see:

• Do not turn Sold on: with asking prices the universe is several times larger.
• Check From my agency: by default the map shows the whole Mapaprop market, not only your properties. If you turned that option on, you are narrowing the search to your own account.
• Check the date window and the currency: the search starts with the last year and in USD, and the currency does not convert — it only brings records in that currency.

The price search offers multiple parameter options that let you obtain very specific and accurate information.

When you run the search, you'll see the results.

You can choose to view the results map by pressing the Map button

You can also view the data table for this search, which highlights the highest and lowest price. The table shows one row per property — each property's most recent record — and the Tot. Rec. column tells you how many historical records that property has. The order runs from newest to oldest. To see every price change of a property, open its detail with the View button.

This view has controls to see map or street view. You can also see certain relevant detailed information about the property

That property's price history opens by itself when you open the detail: there is no button to press any more. In that view, the order is oldest at top, newest at bottom.

When a search returns results, the Client report button builds an A4 sheet ready to print or save as PDF. It is meant to be handed to a property owner: it shows them what their area is trading at, without having to understand the screen.

The sheet carries:

1. Your contact details and your agency's logo, at the top.
2. The search written in plain language, with the exact dates of the period.
3. The median price per covered m² as the headline figure, with the area's usual range.
4. A map with one point per property.
5. The month-by-month price evolution.
6. A list of real examples from the search.

What the sheet does NOT carry: the street numbers. The examples show only the street name, because the report leaves your account and ends up in a third party's hands.

Clarifications

• The system only allows searching within your country, and in the currencies your country uses.
• The more you publish on Mapaprop, the more you continue feeding data and improving the system's statistics
• The search runs by itself when you open the screen. If you searched before, it is restored with its filters and results. If it is your first time, the system takes the areas where your agency is located and searches with them. Either way you can change the area and search again anywhere within your country.
• Alternative results:
  • When you select Zone 3 (Neighborhood / Town) and no results are obtained, results for Zone 2 (County / District) are shown immediately
• The date range always starts filled in with the last year. If you want to look further back (or at a shorter period), change the From and To dates under More filters.
• "From my agency" narrows to your ACCOUNT, not to your user. If you are an agent, you will see the properties of the whole agency, not only yours. That is why the filter is named this way.
• Using one currency or another will only bring results in that currency, there are no conversions.
• Covered and total m2 have only been mandatory to store since late 2022. Therefore, a lot of stored data doesn't have that information

Three views for your results

The new interface organizes the search into three views that you switch between with the header toggle:

• Table — one row per property (its most recent record) with all columns: date, Tot. Rec. (how many historical records that property has), postal code, price, type, operation, status, surfaces, age, bedrooms, rooms, bathrooms, garages, and occupants. Lets you report suspicious data and open each property's detail, where you do see its full history.
• Analysis — three cards with average, minimum, and maximum for:
  • Price by Operation
  • Price per m² of Total Surface
  • Price per m² of Covered Surface
  
  Each card prefixes the selected currency (e.g.: USD 47,101.27) and shows how many records have valid data out of the total analyzed.
  Unlike the table, the analysis takes into account every price change of each property, not just the most recent one.
• Map — geographic view with one marker per property. Each marker shows the formatted price (USD 350k, ARS 1.2M) with a border color based on operation. Clicking it opens the property's detail modal directly.

Property detail

Clicking the "View" button in the table or a marker on the map opens a modal with:

• Left column: toggle between Map, Street View and Photos (this last one only if the property belongs to your agency) + table with all available property data (code, type, operation, price, status, age, address, area, postal code, rooms, bedrooms, occupancy, furnished, bathrooms, garages, surfaces, and coordinates).
• Right column: the price evolution chart + the table with all historical changes, already shown when it opens. The historical maximum price is marked in green and the minimum in pink. If loading fails, a notice appears with a Retry button.

Your last search is saved

As of this version, the last search you make is saved automatically in your browser.

• When you come back to the Price Map (even after logging out and back in), the filters and results from your last search are restored automatically.
• If you want to start fresh, use "Clear" or "Reset", in the gray bar below the form. Both return the search to its initial state and erase what was saved.
• The saved search only lives in your browser. If you log in from another computer or browser, it doesn't sync.

Active filter chips

Below the form there's a gray block with chips showing each active filter of your current search (operation, type, currency, areas, dates, surfaces, age, bedrooms, rooms, bathrooms, garages, occupancy, furnished, property condition, buyer origin, from my agency, sold/rented). Each chip:

• Is removable by clicking the × next to it. Removing it clears the filter from the form and you can search again without that criterion.
• Lets you see at a glance how narrow your current search is without having to open the form.

To the right of the block are the "Clear" and "Reset" buttons: both return the form to its full initial state and erase the saved search. To remove a single filter and keep the rest, use the × on its chip.

Each row in the table has a "Report" button (with a flag icon). Clicking it opens a confirmation dialog with an optional reason field (up to 500 characters) where you can explain why you consider the data suspicious (example: "price too low for the area," "nonexistent property code," etc.). Although the reason is optional, adding it helps the support team evaluate the case faster.

If you confirm, the report is recorded and the support team reviews it to decide whether the data stays or is removed from the shared database.

Blocking for Free users

Users with the Mapaprop Free plan can no longer run searches on the Price Map (previously available via daily credits). When trying to search, a modal opens explaining the benefits of upgrading to Mapaprop Plus and a shortcut to the plans screen.

Updates 2026-06-10

Report from the property detail

The "Report" button is now also available inside the property detail modal, in the history column. It's especially useful when browsing results in the Map view: when you spot an erroneous piece of data in the detail, you can report it right there without going back to the table view. The flow is the same as the table's (confirmation + optional reason).

Advanced filters fixed

We released an update that fixes the way the search's advanced filters are applied. If in previous versions you noticed that filters like total/covered surface, age, bedrooms, rooms, bathrooms, garages, occupancy, furnished, postal code or street weren't narrowing the results, they now work correctly. Also, the search stopped sweeping the entire history when you don't specify dates: today the range starts filled in with the last year (see the Clarifications section).

Delete records for your own properties

If the erroneous data belongs to a property in your own account, you can delete it directly from the Price History of the property's listing, without going through a report. See the conditions and restrictions in that article.
