Overview

The Price Map system currently only collects information from Mapaprop customers. If you search in your area, you'll likely be able to see prices from your own past and current listings. As you publish on Mapaprop, you feed and improve the system. We will eventually incorporate other external data sources to refine the tool

Mapaprop collects historical value data on properties published in the system since December 2014. This data is captured during various system actions by all Mapaprop customers, related to Publishing, to changing Prices, and to making a change to the Operation Status.

The consolidated data is used to build an information and search system for statistical purposes on historical prices by area, property type, operation, Operation Status, and many other variables, which is an exclusive service of Mapaprop Plus and higher plans (Pro+ and Business).

The result of that search is the delivery of concrete, hard information, with which certain predefined calculations are made to deliver 3 concrete data points about your search:

• Average Price per covered m2
• Average Price per total m2

Using more filters will get you more accurate data.

The price search offers multiple parameter options that let you obtain very specific and accurate information.

When you run the search, you'll see the results.

You can choose to view the results map by pressing the Map button

You can also view the data table for this search. The table highlights the highest and lowest price. Prices are ordered oldest at top, newest at bottom.

This view has controls to see map or street view. You can also see certain relevant detailed information about the property

You can access this property's price history by pressing the VIEW PRICE HISTORY button. In that view, the order is oldest at top, newest at bottom.

• The system only allows searching within your country, and in the currencies your country uses.
• The more you publish on Mapaprop, the more you continue feeding data and improving the system's statistics
• The system initially shows the areas where your real estate business is located. You can then change the area to search other areas within the same country.
• Alternative results:
  • When you select Zone 3 (Neighborhood / Town) and no results are obtained, results for Zone 2 (County / District) are shown immediately
• Although the system is preset with a date range, if no data exists for it, it will bring information from the last 3 months
• Using one currency or another will only bring results in that currency, there are no conversions.
• Covered and total m2 have only been mandatory to store since late 2022. Therefore, a lot of stored data doesn't have that information

Three views for your results

The new interface organizes the search into three views that you switch between with the header toggle:

• Table — full list of records with all columns: date, postal code, price, type, operation, status, surfaces, age, bedrooms, rooms, bathrooms, garages, and occupants. Lets you report suspicious data and open each property's detail.
• Analysis — three cards with average, minimum, and maximum for:
  • Price by Operation
  • Price per m² of Total Surface
  • Price per m² of Covered Surface
  
  Each card prefixes the selected currency (e.g.: USD 47,101.27) and shows how many records have valid data out of the total analyzed.
• Map — geographic view with one marker per property. Each marker shows the formatted price (USD 350k, ARS 1.2M) with a border color based on operation. Clicking it opens the property's detail modal directly.

Property detail

Clicking the "View" button in the table or a marker on the map opens a modal with:

• Left column: toggle between Map and Street View + table with all available property data (code, type, operation, price, status, age, address, area, postal code, rooms, bedrooms, occupancy, furnished, bathrooms, garages, surfaces, and coordinates).
• Right column: "View price history" button that shows the price evolution chart + table with all historical changes. The historical maximum price is marked in green and the minimum in pink.

Your last search is saved

As of this version, the last search you make is saved automatically in your browser.

• When you come back to the Price Map (even after logging out and back in), the filters and results from your last search are restored automatically.
• If you want to start fresh, use the "Clear" buttons (above the active filter chips) or "Reset" (inside the form). Both erase the saved search.
• The saved search only lives in your browser. If you log in from another computer or browser, it doesn't sync.

Active filter chips

Below the form there's a gray block with chips showing each active filter of your current search (operation, type, currency, areas, dates, surfaces, age, bedrooms, rooms, bathrooms, garages, occupancy, furnished, property condition, sold/rented). Each chip:

• Is removable by clicking the × next to it. Removing it clears the filter from the form and you can search again without that criterion.
• Lets you see at a glance how narrow your current search is without having to open the form.

To the right of the block are the "Clear" (empties only the visible chips) and "Reset" (returns the form to its full initial state) buttons.

Each row in the table has a "Report" button (with a flag icon). Clicking it opens a confirmation dialog with an optional reason field (up to 500 characters) where you can explain why you consider the data suspicious (example: "price too low for the area," "nonexistent property code," etc.). Although the reason is optional, adding it helps the support team evaluate the case faster.

If you confirm, the report is recorded and the support team reviews it to decide whether the data stays or is removed from the shared database.

Blocking for Free users

Users with the Mapaprop Free plan can no longer run searches on the Price Map (previously available via daily credits). When trying to search, a modal opens explaining the benefits of upgrading to Mapaprop Plus and a shortcut to the plans screen.

Report from the property detail

The "Report" button is now also available inside the property detail modal, next to the "View price history" button. It's especially useful when browsing results in the Map view: when you spot an erroneous piece of data in the detail, you can report it right there without going back to the table view. The flow is the same as the table's (confirmation + optional reason).

Advanced filters fixed

We released an update that fixes the way the search's advanced filters are applied. If in previous versions you noticed that filters like total/covered surface, age, bedrooms, rooms, bathrooms, garages, occupancy, furnished, postal code or street weren't narrowing the results, they now work correctly. Also, when you don't specify dates, the search goes back to bringing the last 3 months (as stated in the Clarifications section) instead of the entire history.

Delete records for your own properties

If the erroneous data belongs to a property in your own account, you can delete it directly from the Price History of the property's listing, without going through a report. See the conditions and restrictions in that article.
