Why Are You Being Evaluated?
As a real estate professional using Mapaprop, your behavior within the platform is continuously evaluated. This evaluation has two fundamental purposes:
1. Evaluating Your Payment Behavior 💳
We are currently evaluating your financial behavior:
- ✅ How you comply with your payments
- ✅ Your debt history
- ✅ The age of unpaid invoices
This helps us (and helps you) to:

- 💰 Identify collection issues early

Very soon we will also evaluate your performance as a real estate professional to help you build trust with your colleagues in the Mapaprop network.

What is Evaluated TODAY?
Currently, the system evaluates your payment compliance using a hybrid system that mainly considers how many days you've had unpaid invoices, with additional factors that can aggravate your situation.
Your Payment Rating Levels
How Is Your Payment Behavior Classified?
If you have outstanding debt, the system automatically assigns you one of these 6 levels:
📋 Note on Naming:
Internally we use technical banking terminology (NORMAL, UNDER OBSERVATION, SUBSTANDARD, DOUBTFUL, LOSS, UNCOLLECTIBLE) for financial analysis and compliance with international standards.
In all communication to you (emails, panel, notifications), we use friendlier, clearer names that you'll see below. The goal is to maintain a professional and respectful relationship while managing the payment situation.
Level 1: Up to Date 🟢
Days Overdue: 0-3 days Your Situation: Excellent
What It Means:
- Your invoice is only a few days overdue (0-3 days)
- It's a very recent debt
- Your payment history is very good
What We Expect From You: That you keep your payments up to date. There's no problem with this situation.
Level 2: Needs Attention 🟡
Days Overdue: 4-10 days Your Situation: Needs Follow-up
What It Means:
- Your invoice is between 4 and 10 days overdue
- It's time to settle it before it escalates
- You may be going through temporary difficulties
What We Expect From You: That you settle your situation soon. You'll receive payment reminders.
Level 3: Late Payment 🟠
Days Overdue: 11-30 days Your Situation: Needs Settlement
What It Means:
- Your debt is between 11 and 30 days overdue
- The initial grace period has already passed
- You're showing evident payment problems
What We Expect From You: That you contact us urgently to set up a payment plan. We might restrict some new services until you settle.
Level 4: Urgent Situation 🔴
Days Overdue: 31-60 days Your Situation: Critical
What It Means:
- Your debt is between 31 and 60 days overdue
- More than a month has passed without settling
- It's essential that you act immediately
What We Expect From You: Immediate contact to settle. We will suspend new services and evaluate legal action if you don't act.
Level 5: Overdue Account 🔴🔴
Days Overdue: 61-90 days Your Situation: Very Serious
What It Means:
- Your debt is between 61 and 90 days overdue
- More than two months have passed without payment
- Your account is under critical review
What Happens Now: Your services are suspended. We will start preventive legal action. Your only option is to settle immediately.
Level 6: Suspended Account ⚫
Days Overdue: 91+ days Your Situation: Total Suspension
What It Means:
- Your debt is more than 91 days overdue (3+ months)
- Your account has been suspended for prolonged non-payment
- We are in the collection process
What Happens Now: All your services are suspended. We are in the judicial collection process. Your account will be canceled if you don't settle immediately.
⚠️ Factors That Can Aggravate Your Level
Important: Your level can automatically go up +1 if you meet any of these conditions:

| Your debt exceeds $50,000 | +1 level |
Example: If you have 15 days overdue (Level 3) but also have 5 overdue invoices, your level goes up to Level 4.
How Is Your Level Determined?
Your rating is determined automatically using a two-step system:
Step 1: Base Level by Days Overdue
The main factor is how many days you've had unpaid invoices:

| 4-10 days | Level 2 (Needs Attention) 🟡 |
| 11-30 days | Level 3 (Late Payment) 🟠 |
| 31-60 days | Level 4 (Urgent Situation) 🔴 |
| 61-90 days | Level 5 (Overdue Account) 🔴🔴 |
| 91+ days | Level 6 (Suspended Account) ⚫ |
Step 2: Aggravating Factors Check
If you meet any of these conditions, your level automatically goes up +1:
- ⚠️ You have 3 or more overdue invoices
- ⚠️ Your total debt exceeds $50,000
Note: The maximum level is 6. If you're already at level 6, aggravating factors don't change it.
Example 1: No Aggravating Factors
Let's say:
- Your oldest invoice is 15 days overdue
- You have 1 unpaid invoice
- You owe $8,000
Your Classification:
Step 1: 15 days → Level 3 (Late Payment)
Step 2: 1 invoice < 3, $8,000 < $50,000 → No aggravating factors
Result: Level 3 - Late Payment 🟠
Example 2: With Aggravating Factor
Let's say:
- Your oldest invoice is 15 days overdue
- You have 5 unpaid invoices
- You owe $12,000
Your Classification:
Step 1: 15 days → Level 3 (Late Payment)
Step 2: 5 invoices ≥ 3 → +1 level (aggravating factor)
Result: Level 4 - Urgent Situation 🔴
What It Means: Even though you only have 15 days overdue, having many overdue invoices aggravates your situation.
When Is Your Rating Updated?
Every Sunday at 8:00 PM ⏰
The system automatically reviews your payment behavior every week:
- Analysis: We review your debt status
- Calculation: We calculate your score according to the formula
- Classification: We assign you a level (1-6)
- Notification: If your level changed significantly, we'll notify you by email
If You Have No Debt
If you don't owe anything, you have no negative rating:
- Your level stays empty (no classification)
- Your score is 0
- You're perfectly in good standing ✅
Important: The rating is updated weekly, but you can improve it at any time by paying your invoices. You'll see the change reflected the following Sunday.
How Can You See Your Rating?
In Your Account Panel
You can see your rating directly at:
- Settings → My Account → Summary (if you have pending invoices)
- Settings → My Account → Blocked Account (if your account is suspended)
You'll see a card with your payment situation showing your current level and score.
By Email
If you have outstanding debt, you'll receive payment reminders on Tuesdays, Thursdays and Sundays including your rating.
What Does Your Level Mean in Practice?
Recoverability Levels
Your classification level isn't just a number, it reflects how likely it is that you can settle your situation:
Recoverable Situation ✅
Levels 1-4 (Up to Date, Needs Attention, Late Payment, Urgent Situation)
If you're at these levels:
- 💚 You can settle your situation with reasonable effort
- 📞 We respond well to your contacts and payment proposals
- 💳 We accept payment plans and facilities
- ✅ Stay in touch with us to resolve your debt
Critical Situation ❌
Levels 5-6 (Overdue Account, Suspended Account)
If you've reached these levels:
- ⚠️ It's urgent that you settle immediately
- ⚫ Your account is under critical review
- ⚖️ Legal action may be underway
- 🚫 Services suspended until full settlement
Important: The sooner you act, the more options you have to resolve your situation.
What Should You Do Based on Your Level?
If You're at Level 1-2: Stay in Control 🟢🟡
Your Action:
- ✅ Review your pending invoices and pay them soon
- ✅ Contact us if you need payment facilities
- ✅ Keep your future payments up to date
On Our End:

If You're at Level 3: Act Now 🟠
Your Urgent Action:
- ⚠️ Contact us NOW to set up a payment plan
- ⚠️ Prioritize settling your debt before it keeps growing
- ⚠️ Review your finances and set a payment commitment
On Our End:
- 📞 We'll contact you directly by phone
- 📋 We'll offer you a formal payment plan
- ⚠️ We might restrict some new services until you settle
If You're at Level 4: Critical Situation 🔴
Your IMMEDIATE Action:
- 🔴 Urgent contact with administration
- 🔴 Immediate settlement proposal
- 🔴 Avoid the situation escalating to legal action
On Our End:
- 🚫 We'll suspend new services until settlement
- 📞 Mandatory weekly follow-up of your debt
- ⚖️ We'll evaluate starting legal action if you don't act
If You're at Level 5-6: Imminent Legal Action ⚫
Your ONLY Option:
- ⚫ Total and IMMEDIATE settlement
- ⚫ Contact administration today
- ⚫ Avoid judicial process and definitive suspension
On Our End:
- 🚫 Total suspension of all services
- ⚖️ Start of judicial collection
- 📋 Evaluation of canceling your account
Frequently Asked Questions
Will I be notified when my level changes?
Currently you regularly receive reminders about your debt. That's where we communicate your situation to you.
Can I dispute my rating?
The system calculates automatically according to an objective mathematical formula. If you believe there's an error in your invoices or payments, contact us and we'll review your situation.
What happens if I pay my debt?
Once you pay all your invoices:
- Your level returns to normal status (no negative classification)
- You disappear from the debtors list
- Your history is cleared automatically ✅
Is my previous payment history taken into account?
Currently the classification is based on your current debt (overdue invoices, amount, age). Past payment history does NOT affect your current level, only your present situation matters.
Why do I have a high level if I owe little?
Your level mainly depends on how many days you've had overdue invoices, but it can also go up if:
- You have 3 or more overdue invoices (+1 level)
- Your debt exceeds $50,000 (+1 level)
Example:
You: $5,000 in debt, 1 invoice, 25 days
Base level: 25 days → Level 3
Aggravating factors: 1 invoice < 3, $5,000 < $50,000 → No aggravating factor
Result: Level 3 (Late Payment) 🟠
Another client: $5,000 in debt, 5 invoices, 25 days
Base level: 25 days → Level 3
Aggravating factors: 5 invoices ≥ 3 → +1 level
Result: Level 4 (Urgent Situation) 🔴
Many overdue invoices can aggravate your situation, even if the total amount is low.
Where can I see my current rating?
In Settings → My Account → Summary. If you have debt, you'll see a card with your level and score.

Transparency and Objectivity
This system is completely automatic and objective:
- ✅ It's based on real data from your account
- ✅ It uses a simple system based on days overdue
- ✅ There are no arbitrary or subjective decisions
- ✅ It's the same criteria for all clients
It's not personal, it's just a technical evaluation of your payment situation.
Privacy of Your Data
Your rating is confidential information:
- Only you and the administration team can see it
- It's not shared with other users
- It doesn't affect your public reputation on the platform
- It's used exclusively for internal collection management
System Updates
The calculation method may improve in the future:

- ✅ Always check the latest version of this document
Most Important: Act Early
The difference between levels 1-2 and levels 5-6 is huge:
- ✅ If you act soon → Payment facilities, good relationship
- ❌ If you let time pass → Legal action, service suspension
Contact us as soon as you see you're having trouble paying. It's always better to talk before letting the situation get worse.
