Network Broker / MLS
A Network Broker is any real estate professional subscribed to Mapaprop who is connected to at least one Real Estate Network / MLS. By connecting to a network, that professional becomes part of a group of colleagues with whom they can share properties, search for other members' properties and coordinate deals together.
What a Network Broker does
Being part of a network, the broker can:
- Publish properties to the network pool so other members can see and share them.
- Search colleagues' properties within the network's catalog (in MLS networks).
- Receive and send leads generated from other members' properties (in MLS networks: Cowork Network and Business Network).
- Coordinate co-brokering deals when a buyer is interested in a property that is not their own.
Tip: "Being on Mapaprop" is not the same as "being a Network Broker." Any subscriber has their account, but only those connected to a network are Brokers of that network. The same professional can be a Broker of several networks at once.
The two roles a Broker can have in an MLS deal
When a lead is generated from a network property, there are always two parties:
| Role | Who they are | What they receive |
|---|---|---|
| Publishing broker | The one who loaded and published the property on the network | The lead reaches their inbox. They own the record. |
| Website broker | The one whose website was visited by the buyer | Also receives the lead (co-brokering). Their website "generated" the contact. |
In simple publication networks (Open Network and Partner Network) there is no shared website, so only the Publishing broker exists. In MLS networks (Cowork and Business) both roles apply.
Broker data visible on the network
When another member views a network property, they can see the Publishing broker's data:
- Name of the real estate agency or professional
- Zone or area of operation
- Contact phone number
- Professional email
This data comes from the Broker's account profile on Mapaprop. Keeping it up to date is important so colleagues can get in touch when a business opportunity arises.
Difference between open and closed networks
The network type defines how that Broker joined the group:
| Network type | How the Broker joined |
|---|---|
| Open Network / Cowork Network | Connected freely from the Marketplace. Any subscriber with the minimum required plan can do this. |
| Partner Network / Business Network | Was approved or invited by the network administrator. The manager verified their profile before accepting them. |
In closed networks, the fact that someone is a Broker of the network already implies they were validated by whoever manages it.
What each Broker can do according to their plan
The features available within the network depend on the Broker's subscription plan:
| Feature | FREE | Plus | Business |
|---|---|---|---|
| Receive leads from the Mapaprop Network | Yes (passive) | Yes | Yes |
| Connect to publication networks (Open, Partner) | No | Yes | Yes |
| Search properties in MLS networks | No | Yes | Yes |
| Connect to MLS networks (Cowork, Business) | No | No | Yes |
| Publish properties on networks | No | Yes (publication and partner) | Yes (all) |
| Receive co-brokering leads (MLS) | No | No | Yes |
Important: Connecting to a Cowork Network or a Business Network requires the Mapaprop Business plan. With the Plus plan you can only participate in publication networks.
