The operation status reports where a property stands with respect to an operation: available, reserved, sold, rented or suspended. Keeping it up to date communicates the status to your clients, controls where the property is published and feeds your business statistics.
Overview
Everything is managed from a single button: Close Operation, in the toolbar of the Property record.
- The button is called Close Operation when the property has no open operation.
- If there is already an operation in progress (for example, a reservation), the button changes to Manage Operation and takes you to that operation to continue or close it.
Clicking it opens a wizard that, depending on your plan, offers you two modes to record the operation.
The two modes: Basic and Business
When you open the wizard, the first step lets you choose how you want to record the operation:

Basic Close
You choose the new status and, if the operation closed at a value different from the published one, you fill in the closing price. It is the fastest way to keep the status up to date.
Business Close
A step-by-step wizard that records the full operation: type of operation, contacts (buyer/owner), price and commission, and the closing. It generates an operation (deal) that feeds your management reports, commissions and negotiation gap. If you load both contacts on your property —or mark that the buyer was brought in by another agent (co-brokering)— two linked operations are recorded, one per end, each with its own commission (which is entered at closing). The Business Close mode requires the Business plan. On the other plans, the wizard opens Basic Close directly. With the Business plan, the wizard goes straight to Business mode.
The statuses
| Status | What it means |

| Available | No operation in progress. It is the default status. |
| Reserved | There is a deposit or open offer. The operation is still in process, not yet closed. |
| Sold | Sale operation completed (closing). |
| Rented | Rental operation completed (closing). |
| Suspended | The property is temporarily taken off publication without closing an operation. |
When you mark a closing (Sold / Rented), you can enter the closing price if it differs from the published one. That data feeds the Price History and the Historical Price Map.
To return a property to Available, open the wizard and choose Clear Status. You can change the status as many times as you want (for example, mark the same property as rented at different points in time).
Automatic reminder
If a property is not updated for 60 days, the system opens this wizard automatically to ask you whether the status is still current. You can choose Keep current status to confirm that it is still active and reset the counter, without changing anything.
Where it stops being published
Properties that are Sold, Rented, Reserved or Suspended stop being published on the Mapaprop portal, on MemudoYa.com and on the Real Estate Networks / MLS (if they were already published, they are withdrawn automatically). If you have a real estate Website, they still appear in the listing but not as Featured Properties.
