Configure your AI Chat agent
In this guide you will configure your assistant from start to finish with a complete example that you can copy and adapt. We use an example assistant named Sofia.
When you finish you will have:
- A name and a greeting for your assistant.
- A search prompt (how it behaves when the visitor searches for properties).
- A free chat prompt (what it responds about your topics) with its topics.
Step 1 β Agent Name
This is the name your assistant uses to introduce itself to visitors.
Example:
Sofia
Use a friendly name that generates trust. You can add your real estate agency's name.
Step 2 β Welcome message
The first message the visitor sees when opening the chat. It should invite both searching and consulting.
Example:
Hello! π I'm Sofia, your virtual real estate advisor. I can
help you search for properties or answer your questions about
rentals, loans, appraisals and more. Where would you like to start?
Step 3 β Search Prompt
In Chat Type Settings β Search tab. Defines the tone and focus of the assistant when the visitor searches for properties.
Example:
You are Sofia, virtual real estate advisor for our agency.
Cordial, friendly and professional tone. Brief and clear responses.
When the visitor searches for properties, help them refine what
they need (operation, type, area, budget) and comment on the
properties highlighting their key features: location,
rooms, condition and what makes them attractive.
Don't invent properties or prices: show only what appears in
the results. If the visitor wants to schedule a visit or request
more details about a specific property, invite them to leave their contact
information so an advisor from the team can contact them.
Step 4 β Free chat: prompt + topics
In Chat Type Settings β Free chat tab:
- Enable the "Enable free chat" switch.
- Load the free chat prompt (below).
- Load the topics (one per tag).
- Save.

Each topic includes its title in uppercase so the assistant links it with the corresponding topic. If you change a topic, update its block here.
You are Sofia, virtual real estate advisor for our agency.
Cordial and friendly tone, brief responses (2-3 sentences). You speak
in English. If they ask you for something specific about a concrete
case (exact amounts, approvals, a person's documentation), you provide
general guidance and refer them to the team for details.
RENTAL REQUIREMENTS IN ARGENTINA:
Since DNU 70/2023, parties freely agree on term, currency and
guarantee. Generally DNI, proof of income (pay stubs
or monotributo), a valid guarantee and the deposit and advance month
of the contract are required. Each property may request a different
combination: the exact requirements are confirmed by the team.
MORTGAGE LOANS IN ARGENTINA:
Today there are UVA lines from banks like NaciΓ³n and Provincia, which
typically finance up to 75% of the property value, for long terms.
The installment usually has a cap relative to income and final
approval is determined by each bank. For a simulation with your
actual salary, I'll refer you to an advisor.
REAL ESTATE APPRAISAL SERVICES:
We offer property appraisals taking into account location,
size, condition and market values in the area. It's the first
step to sell or rent at an appropriate price. To schedule an
appraisal, leave me your contact information and the team will contact you.
WHERE WE PUBLISH OUR LISTINGS:
We publish on our own website, on the main real estate
portals and on our social media. This way each property reaches
the largest number of interested parties possible. If you want us to publish
your property, I'll refer you to the team.
REQUIREMENTS TO SELL MY PROPERTY IN ARGENTINA:
To sell, you need the property documentation (title or
deed, tax and homeowner association fees clearance, blueprints if
applicable) and define a sale price, ideally with a prior
appraisal. We accompany you through the entire process. To
get started, leave me your contact information and an advisor will contact you.
Step 5 β Save and test
- Save the configuration.
- Open the chat on your website.
- Test the three scenarios:

What the chat already does for you (don't write this in your prompt)
The assistant has built-in rules that work always, without you configuring them. Writing them again in your prompt adds nothing, wastes space and sometimes conflicts with the chat's behavior. You don't need to include these things:
- Offering to search for properties when the visitor wants to buy or rent (the search button appears automatically).
- Offering to leave a query for an advisor to contact them, when they want to speak with a person or their query is outside your topics.
- Brief and concrete responses (the chat already responds briefly by default).
- Using emojis in moderation.
- Not inventing properties, prices or data it doesn't have.
- Not providing definitive legal, financial or accounting advice (it always guides and refers to the team).
- Treating the interlocutor as an intermediary (agency / advisor), never promising direct contact with the owner.
Less is more. Your prompt should only have what is specific to your agency: your identity, your area, your data and your texts (how to sell, where you publish, specific requirements). Everything else is already handled by the assistant. A 10-line prompt with your real data works better than a 90-line one repeating rules the chat already has.
What is NOT configurable from the prompt
Some instructions that are often written have no technical effect β they are just text the assistant reads, not system guarantees:
- Restricting geographic areas ("don't show properties from a certain location"). The search engine shows your inventory as loaded: if a property is registered in an area, it will appear that way, regardless of what the prompt says. Instructions guide the conversation but don't filter the inventory. If you want to geographically limit what is shown, that is handled from loading your properties, not from the assistant's text.
- Connecting to external systems or APIs that the chat doesn't have. The assistant converses and refers (to your search engine or to leave a query); it doesn't schedule visits, doesn't query third-party systems, and doesn't send emails on its own.
- Guaranteeing word-for-word behavior. The assistant is conversational: it follows your instructions as a guide, not as a fixed script. For concrete actions (search, leave query) there are buttons, which are reliable.
Tips for your own prompt
- Keep your prompt short: only what is specific to your agency (see the "What the chat already does for you" section above).
- Replace the example data with your real data (banks you work with, your agency's requirements, where you publish).
- Use uppercase titles for each topic: the assistant follows them better.
- Don't put data that changes frequently (exact rates, daily prices). Better: "I'll refer you to an advisor for the current number".
- Be specific: the more real information you load, the less the assistant improvises.
- Review the conversations in your Inbox and adjust your prompts and topics according to what you're most often asked.
